Project Manager - Construction

Construction Project Manager will work with key personnel to plan, coordinate, and execute projects as directed by Investment Manager and/or director of Construction.
Approximately 30% of this job includes travel.
Ensure project documents are prepared and maintained properly.
Responsible for coordination with architects, engineers and contractors to ensure design and specifications meet code requirements.
If necessary, interface with local/state agencies regarding permits and inspections.
Participates in project and property related capital project cost estimating and analysis.
Promote continuous improvement related to all general contractor and sub-contractor work.
Manages business relationships with external contractors.
Track project timelines and costs.
Manage operational aspects of a project and scope.
Ability to identify and resolve issues.
Play a critical role in formulation of construction budget; develop RFPs and negotiate terms and conditions.
Create project reports and provide status to Investment Manager.
Manage construction contracts and supervise GC's to ensure satisfactory project completion.
Advise Investment Manager of all perceived risks to the successful completion of the project.
Document, review and obtain approval from Investment Manager on changes to scope, design, schedule, and cost.
Ability to read and understand construction plans and specifications.
Ability to coordinate multiple projects simultaneously.
Willing to travel on site visits to survey the progress of work on all applicable projects to assure quality control & monitor performance to contract.
Outstanding business vocabulary, communication, and interpersonal abilities.
Excellent organizational and leadership skills.
Familiarity with office management procedures and basic accounting.
Excellent knowledge of MS Office suite.
Knowledge of Adobe products is beneficial.
Must work well under pressure and independently.
Ability to be creative and flexible to meet deadlines while working with changing priorities.
Ability to maintain discretion regarding personnel and industry-related matters.
Willingness to work beyond the scope of normal business hours if/when special situations and/or urgent deadlines necessitate.
Physical Requirements Must be able to sit, stand, or walk for extended periods of time.
Must be able to climb stairs and/or ladders.
Must be able to lift 15-30 pounds.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
